The Capital Improvement Program organizes the planning and implementation of facilities’ renovation projects on behalf of the Chicago Public Schools Board of Trustees. As a sub-consultant to complete removal of a 78,000 sq. ft. building envelope and replacement with a terra-cotta rains-screen envelope with new windows and a new roof system. In addition to the much needed façade replacement, the interior lobby was renovated with a new terrazzo floor, modifications to the circulation desk and the monumental stair. The stair received a new railing system and stringers to improve it aesthetically and to bring it in to code compliance. The project scope also included upgrades to the fire alarm system and the security system.
This project was logistically challenging in that this important community facility had to stay open and operational throughout the entire process, which was achieved through eight construction phases.
As a sub-consultant to the Program Manager Jacobs Engineering Group, Ardmore provided project management services for all school rehabilitation projects (currently over 80 schools) and field inspection services for all Area 3 & 4 projects (40 schools) and “Job Order Contracting” projects (23 schools).
Classroom renovation projects consisted of lead and asbestos abatement, painting, new lighting, new ceiling, new flooring, new doors and hardware, new millwork, etc. HVAC renovation projects involved installation of new chillers, boilers, building automation systems, air handling units, univentilator and radiators and the corresponding new piping and duct work.
Common areas such as auditoriums and gymnasiums were also renovated. The scope of work for these areas included abatement, painting, new seating, refinishing of existing wood floors, renovation of bathrooms and shower areas and installation of new speaker systems, new lockers, new diffusers and new lighting. Roofing projects ranged from complete removal of existing roofing and replacement thereof to select roof repairs and new downspouts.
Lighting projects encompassed replacement of T12 fluorescent lighting with more efficient T8 lighting and installation of new exit signs, emergency lighting, fixtures and sensors. Landscaping projects included installation of grass, plantings and artificial turf fields.
New construction of a theatre included new seating, curtain rigging, lighting and sound system, projection room, ticket room and coat room. Other new construction, additions and renovation projects have included the installation of intercom systems, fire alarms systems, athletic wings, Science Labs, Computer Labs, Media Labs, Library, Performing Arts Wings, new windows, parking lots, athletic fields, masonry repairs and ADA upgrades.
